Global property consultants, Knight Frank, estimates, villa rental prices in 2012 increased by 5 percent. The rental rates for Bali private villas are around 276 U.S. dollars, or IDR2.482.620 per room in low season (low season) up to USD 368 or IDR3.310.160 per room in high season (peak season). Senior Associate Director of Knight Frank Indonesia, Hidayat Fakky, in a press release on Monday (2/20/2012), states, Seminyak area in Bali recorded an average occupancy rate is highest for private villas in 2011 amounting to 74.7 percent. After Seminyak, highest occupancy rate for Bali private villa is Canggu, 65.6 percent, Sanur 58.5 percent and 58.1 percent in Ubud.

“Seminyak area is still in demand, but the effect of congestion and intense competition will affect the level of occupancy. Canggu and the surrounding area developed rapidly due to close by Seminyak and not too crowded,” said Fakky. Why Seminyak became the most popular tourist area?
